Choosing Flooring After Water Damage: This Time, Choose Smarter
If water damage just destroyed your floors, you have an opportunity that most homeowners never get: the chance to start over with a flooring material that is better suited for Florida’s conditions. Instead of simply replacing what you had before, consider whether a different material would give you better moisture performance, lower maintenance, and greater resilience against the next water event.
At WrightWay Emergency Services, we install flooring in post-damage reconstructions across Southwest Florida every week. Based on years of seeing what survives water events and what fails, here is our detailed comparison of the three most popular options: luxury vinyl plank (LVP), porcelain tile, and hardwood.
Luxury Vinyl Plank (LVP): The Florida Favorite
LVP has become the default recommendation for Florida homes after water damage, and the reasons are compelling.
Moisture Performance
Quality SPC-core (Stone Polymer Composite) luxury vinyl plank is 100 percent waterproof at the plank level. The core material does not absorb water, swell, warp, or delaminate when exposed to moisture. This makes LVP fundamentally different from laminate, hardwood, and engineered wood β all of which absorb water and sustain damage.
In a water event, LVP planks can be removed, the subfloor dried and treated, and the same planks reinstalled. This reusability saves significant cost compared to materials that must be discarded and replaced after every water exposure.
Comfort and Feel
LVP with attached underlayment provides a warm, comfortable feel underfoot that tile cannot match. The slight give in the material reduces foot fatigue for people who stand for extended periods. Noise transmission is also lower than tile β dropped items and foot traffic are noticeably quieter on LVP.
Appearance
Modern LVP is manufactured with high-resolution photographic layers and embossed textures that realistically replicate wood grain, stone, and other natural materials. Side by side, quality LVP is difficult to distinguish from real wood flooring. Available in hundreds of colors, patterns, and plank sizes to match any interior design.
Durability
LVP is rated by wear layer thickness, measured in mils (thousandths of an inch):
- 12 mil wear layer: Suitable for moderate residential use
- 20 mil wear layer: Recommended for active households, pets, and high-traffic areas
- 28+ mil wear layer: Commercial-grade durability for the most demanding residential environments
We recommend a minimum 20 mil wear layer for Florida homes. It resists scratches from pet claws, furniture movement, and daily traffic while maintaining its appearance for 15 to 25 years.
Cost
- Material: $2.50 to $6.00 per square foot for quality SPC-core products
- Installation: $1.50 to $3.00 per square foot (click-lock floating installation)
- Total installed: $4.00 to $9.00 per square foot
Insurance Considerations
If your pre-damage flooring was carpet or laminate, upgrading to LVP may require paying the difference in material cost out of pocket β insurance covers “like kind and quality” replacement. However, if your previous flooring was mid-grade carpet ($4-6/sf installed), the insurance payout is often sufficient to cover mid-grade LVP at a similar price point.
Porcelain Tile: The Durability Champion
Porcelain tile has been a Southwest Florida staple for decades, and its flood performance is outstanding.
Moisture Performance
Porcelain tile absorbs less than 0.5 percent of its weight in water β effectively impervious. The tile itself will survive any water event without damage. The vulnerability lies in the grout and adhesive: standard cement grout absorbs moisture, and prolonged submersion can compromise thinset adhesive bonds. Using epoxy grout and polymer-modified thinset dramatically improves the system’s overall water resistance.
Comfort and Feel
Tile’s biggest drawback in residential settings is comfort. It is hard and unforgiving underfoot, which causes fatigue during extended standing. In Florida’s warm climate, tile stays pleasantly cool β a benefit during summer months but potentially uncomfortable in air-conditioned spaces during cooler winter months. Area rugs and mats address these concerns in specific zones.
Appearance
Modern porcelain tile is available in virtually unlimited styles, including highly realistic wood-look planks that combine the appearance of hardwood with the durability of tile. Large-format tiles (24×48, 12×48) with rectified edges and thin grout lines create a clean, contemporary look. Natural stone looks, concrete looks, and decorative patterns offer design flexibility that no other flooring material can match.
Durability
Porcelain tile is the most durable residential flooring material available. It is scratch-proof, dent-proof, stain-resistant (when properly sealed), and UV-stable (it will not fade in Florida’s intense sunlight). A quality porcelain tile floor can last the lifetime of the home.
Cost
- Material: $2.00 to $10.00+ per square foot
- Installation: $4.00 to $8.00 per square foot (labor-intensive mortar bed and precision work)
- Total installed: $6.00 to $18.00 per square foot
Insurance Considerations
If your pre-damage flooring was tile, insurance covers like-kind tile replacement. Upgrades (larger format, higher-grade porcelain, premium patterns) may result in out-of-pocket costs for the difference. If the damaged tile is discontinued, insurance should cover the cost of matching the entire connected area.
Hardwood: Beautiful but Risky in Florida
If water reached walls, flooring seams, or sat overnight, fans alone rarely save the materials. A free moisture inspection tells you exactly what is wet and what it costs to fix.
Hardwood flooring is undeniably beautiful and adds significant value to a home. But in Florida, its relationship with moisture makes it a risky choice β especially after you have already experienced water damage.
Moisture Performance
Wood is hygroscopic β it constantly absorbs and releases moisture based on the ambient humidity. In Florida’s climate, where humidity swings from 40 percent (in air-conditioned spaces) to 90 percent (outdoors during summer), hardwood is in constant flux. Even without a water damage event, Florida hardwood floors commonly experience:
- Cupping: Board edges rise higher than the center due to moisture imbalance between the top and bottom surfaces
- Gapping: Boards shrink during dry periods, creating visible gaps between planks
- Crowning: The center of boards rises above the edges after a moisture event resolves
In an actual flood, hardwood absorbs water rapidly, swells, buckles, and is typically a total loss. Even minor water events (a toilet overflow, a slow leak under a refrigerator) can cause permanent damage to hardwood floors.
Cost
- Material: $5.00 to $12.00+ per square foot for solid hardwood
- Installation: $4.00 to $8.00 per square foot (nail-down or glue-down over suitable subfloor)
- Total installed: $9.00 to $20.00+ per square foot
- Ongoing maintenance: Professional refinishing every 7-10 years ($3-5/sf)
Our Honest Assessment
We understand why homeowners love hardwood. But after responding to thousands of water damage calls across Southwest Florida, we have seen too many hardwood floors destroyed to recommend them for homes in flood-prone areas or for homeowners who have already experienced water damage. If you want the wood look, quality LVP provides it with none of the moisture vulnerability.
Side-by-Side Comparison
| Factor | LVP (SPC Core) | Porcelain Tile | Solid Hardwood |
|---|---|---|---|
| Waterproof | Yes (plank level) | Yes (tile level) | No |
| Survives Flooding | Yes (reusable) | Yes (if bonded) | No (total loss) |
| Comfort Underfoot | Good | Hard | Good |

Our Recommendation for Florida Homes
For the majority of post-water-damage reconstructions in Southwest Florida, we recommend:
- Living areas, bedrooms, hallways: Quality SPC-core LVP with 20 mil+ wear layer and attached underlayment
- Bathrooms, kitchen, laundry: Porcelain tile with epoxy grout
- Garage and utility rooms: Sealed concrete or porcelain tile
This combination provides whole-home water resistance, comfort where you need it, and maximum durability in wet areas β at a moderate total cost.
