What looks like a simple cleaning job is actually a complex process that requires the right products, techniques, and sequence to avoid making the damage permanent. Understanding Smoke Residue Types

Not all smoke damage is the same. The type of residue depends on what burned and at what temperature. Identifying the residue type is the first step our IICRC-certified Fire and Smoke Restoration Technicians (FSRT) take on every project, because using the wrong cleaning method on the wrong residue type can cause permanent damage:

  • Dry smoke residue: Results from fast-burning, high-temperature fires fueled by wood and paper. Produces powdery, non-smearing soot that is easier to clean but penetrates cracks and porous surfaces.
  • Wet smoke residue: Comes from slow-burning, low-temperature fires involving plastics and synthetics. Produces sticky, smeary soot with a pungent odor that is much more difficult to remove. This is one of the most common residue types we encounter in SW Florida homes because of the abundance of synthetic materials in modern furnishings.
  • Protein residue: Generated by kitchen fires involving food and grease. Nearly invisible but produces an extremely strong odor and discolors paints and varnishes. Kitchen fires are the leading cause of residential fires in Sarasota, Lee, and Manatee counties.
  • Fuel oil soot: Results from furnace malfunctions. Produces dense, black residue that coats every surface and is very difficult to clean. While less common in Florida than in northern states, this type can occur from oil-burning equipment or generator malfunctions.

Why DIY Smoke Cleaning Often Makes Things Worse

Our technicians frequently arrive at homes where well-intentioned homeowners have attempted to clean smoke damage themselves : and inadvertently caused permanent staining. The most common mistake is using a wet cloth or household cleaner on dry soot. This smears the soot into the pores of the drywall or ceiling texture, creating a stain that can no longer be removed with professional methods. At that point, the only option is to cut out and replace the affected drywall : a far more expensive outcome than the professional cleaning would have been. If you have experienced a fire, resist the urge to clean surfaces until a restoration professional has assessed the residue type.

Step-by-Step Cleaning Process

Professional smoke damage cleaning follows a specific sequence. Deviating from this order : especially using water-based cleaning too early : can cause permanent staining.

  1. Ventilate the space: Open windows and use fans to improve airflow. In Florida’s humid climate, pair this with dehumidification to prevent moisture complications from fire suppression water that may still be present in the structure.
  2. Dry soot removal: Use chemical sponges (dry cleaning sponges) to lift loose soot from surfaces without smearing. Work from top to bottom, using a fresh surface of the sponge for each stroke. Never use a wet cloth on dry soot : it will cause permanent staining.
  3. HEPA vacuum: Use a HEPA-filtered vacuum on all surfaces to capture fine particulates that chemical sponges miss. Standard vacuums will recirculate soot particles into the air. Our crews use vacuums with true HEPA filtration rated at 99.97 percent efficiency for particles 0.3 microns and larger.
  4. Wet cleaning: After all loose soot is removed, wash surfaces using a professional degreaser or tri-sodium phosphate (TSP) solution. Work in small sections, rinsing frequently with clean water to avoid redepositing soot.
  5. Stain sealing: Apply a shellac-based or specialty primer designed to seal smoke stains and odor. Latex primers will not adequately block smoke stains : they allow residue to bleed through within weeks. Products like Zinsser B-I-N or Kilz Original are specifically formulated for this purpose.
  6. Final painting: Once the sealer has cured, apply two coats of quality latex paint in the desired finish.

When Cleaning Is Not Enough

Some smoke damage cannot be cleaned, and replacement is necessary:

  • Drywall exposed to prolonged heat may be structurally compromised and crumbling
  • Porous materials like unsealed wood, insulation, and textured ceilings absorb smoke permanently
  • Wet smoke residue that has set for more than 72 hours may be impossible to fully remove
  • Charred or blistered paint indicates heat damage to the substrate beneath

In our experience, textured ceilings : especially the popcorn and knockdown textures common in SW Florida homes built in the 1980s through 2000s : are among the most difficult surfaces to clean after a fire. The texture traps soot in its crevices, and aggressive cleaning destroys the texture itself. In many cases, removing and re-texturing the ceiling is the most cost-effective approach.

Odor Elimination

Cleaning visible soot does not eliminate smoke odor. Professional odor removal requires additional treatments to break down odor-causing molecules at the molecular level. These methods reach areas that surface cleaning cannot : inside wall cavities, ductwork, and behind cabinets:

  • Thermal fogging: A heated solvent is converted into a dry fog that penetrates the same cracks and crevices smoke entered, neutralizing odor at the source. Highly effective for protein and dry smoke odors.
  • Ozone treatment: Ozone generators produce O3 molecules that oxidize and destroy odor-causing compounds. The space must be unoccupied during treatment, as ozone is harmful to breathe at treatment concentrations.
  • Hydroxyl generation: UV light creates hydroxyl radicals that break down VOCs and odor molecules. Unlike ozone, hydroxyl treatment is safe for occupied spaces and can run continuously during restoration.

For severe smoke odor, we often use a combination of these methods along with HVAC duct cleaning to ensure odor does not recirculate through the home’s air distribution system.

Soot is acidic, and it begins permanently etching surfaces within 24 to 72 hours. Metal fixtures, natural stone countertops, and glass surfaces are especially vulnerable. The sooner professional cleaning begins after a fire, the more surfaces can be saved and the lower the overall restoration cost.
