Smoke & Soot Damage

Smoke particles embed in fabric fibers and produce persistent odor that standard washing cannot remove. Different fire types create different residues: protein smoke from kitchen fires produces intense odor, while synthetic smoke from structural fires leaves sticky, dark soot that requires pre-treatment before laundering.

Water Damage

Water-soaked textiles develop mildew, dye transfer, and fiber degradation if not treated quickly. Flood and sewage-contaminated textiles require antimicrobial treatment. In Florida’s humidity, even short delays allow mold colonization of damp fabrics.

Mold Contamination

Mold spores embed in textile fibers and produce staining and musty odor. Mold-affected fabrics require HEPA vacuuming, antimicrobial treatment, and specialized cleaning to remove both visible mold and embedded spores.

1. Inventory & Assessment

Every textile item is inventoried using our digital tracking system as part of the contents restoration process. Each piece is assessed for fiber type, colorfastness, damage severity, and recommended cleaning method. Items beyond restoration are documented for insurance replacement.

2. Pre-Treatment

Smoke-affected items are HEPA-vacuumed to remove loose soot particles before wet cleaning. Mold-affected items are treated with antimicrobial agents. Stains are pre-spotted with appropriate chemistry based on the stain type and fabric composition.

3. Specialized Cleaning

We employ multiple cleaning methods depending on fabric requirements:

  • Ozone chamber treatment — fabrics are suspended in an ozone-rich environment that oxidizes odor molecules and kills bacteria deep within fibers
  • Professional laundering — commercial machines with restoration-specific detergents and controlled temperature cycles
  • Dry cleaning — solvent-based cleaning for delicate fabrics, suits, and garments that cannot be wet-washed
  • Ultrasonic cleaning — high-frequency vibrations loosen embedded particles from upholstery and drapery fabrics
  • Hand cleaning — delicate or antique textiles cleaned by hand with appropriate, gentle products

4. Deodorization

After cleaning, residual odor is addressed with ozone treatment, hydroxyl exposure, or additional cycles as needed. We do not return items until odor is fully eliminated.

5. Pressing, Folding & Return

Garments are pressed and hung on hangers or folded. Draperies are pressed and packaged for reinstallation. Upholstered items are dried, inspected, and returned with the rest of your packed-out contents.
