Odor Removal & Deodorization

A thermal fogger heats a deodorizing solvent to create a fine, penetrating fog that mimics the behavior of smoke – following the same pathways into wall cavities, fabric fibers, and porous materials where odor molecules reside. The deodorizing agent bonds with and neutralizes odor compounds at the molecular level. Thermal fogging is highly effective for smoke odor after fires.

These units produce hydroxyl radicals – the same naturally occurring molecules that clean the outdoor atmosphere – using UV photocatalytic technology. Hydroxyl radicals break down odor-causing organic compounds safely, with no ozone byproduct. Crucially, hydroxyl generators are safe for use in occupied spaces, making them ideal for commercial properties, healthcare facilities, and residential projects where occupants cannot fully vacate.

Ozone (O3) generators produce a powerful oxidizer that destroys odor molecules, bacteria, and viruses on contact. Ozone treatment is used only in fully vacated, sealed spaces due to its potency, and is followed by a controlled off-gassing period before reoccupancy. It is particularly effective for severe smoke, decomposition, and mold odors that resist other treatments.

For biological odors such as urine, decomposition, and sewage, we apply enzyme-based products that consume the organic material causing the odor. These treatments are applied directly to affected substrates – subfloor, concrete, framing – and continue working until the organic source is fully digested.

Effective deodorization begins with identifying the odor source. We use moisture meters, thermal imaging, and visual inspection to locate the material harboring odor compounds. Deodorization without source removal is temporary at best.

Contaminated materials are removed (smoke-saturated insulation, urine-contaminated subfloor, mold-affected drywall) or cleaned using the appropriate method for the contaminant. This step eliminates the bulk of the odor load.

One or more deodorization technologies are deployed based on the odor type, material composition, and occupancy status. Treatment durations range from hours to days depending on severity.
