Flooring Restoration & Replacement in SW Florida
Flooring is often the most severely affected building component in water, fire, and mold events. It is the first surface that standing water contacts, the substrate that absorbs moisture from below during slab leaks, and the finish most visibly damaged by soot, staining, and wear during restoration activities. Hardwood Flooring
Solid and engineered hardwood floors are highly susceptible to water damage โ cupping, crowning, buckling, and permanent warping can occur within hours of exposure. When caught early, professional drying with weighted extraction and controlled air movement can sometimes save a hardwood floor. When damage is too extensive, we remove the affected sections and install matching hardwood, sand, stain, and finish to blend with the existing floor.
Tile Flooring
Ceramic and porcelain tile is water-resistant, but the mortar bed and subfloor beneath it are not. Water that reaches the subfloor through grout lines or slab cracks causes mold growth and subfloor deterioration beneath seemingly intact tile. During restoration, we remove and replace damaged tile sections, matching grout color and tile layout for a seamless repair.
Luxury Vinyl Plank (LVP)
LVP and WPC (wood-polymer composite) flooring has become the dominant flooring choice in SW Florida restoration projects due to its water resistance, durability, and appearance. When replacing water or fire-damaged flooring, LVP is often recommended as an upgrade โ particularly for properties in flood-prone areas of Venice, Nokomis, and Fort Myers Beach.
Laminate Flooring
Laminate flooring swells and delaminates rapidly when exposed to water and is generally not salvageable after a water event. We remove damaged laminate and install replacement flooring โ often upgrading to LVP for improved water resistance.
Carpet
Carpet affected by Category 1 water may be salvageable if extracted and dried within 24โ48 hours. Category 2 and 3 water (sewage, flood) requires complete carpet and pad removal. We install new carpet, pad, and tack strip as part of the reconstruction scope.
Subfloor Assessment & Repair
Flooring replacement starts below the finish surface. Our technicians assess the subfloor โ plywood, OSB, or concrete slab โ for moisture damage, mold contamination, and structural integrity. Water-damaged plywood subfloor is cut out and replaced. Concrete slabs with elevated moisture are tested and treated with appropriate moisture barriers before new flooring is installed. In slab-on-grade homes common throughout Nokomis, Sarasota, and Bradenton, slab moisture management is essential for long-term flooring performance.
1. Damage Assessment
Moisture meters and thermal imaging identify the full extent of flooring and subfloor damage. We determine which areas can be repaired and which require full replacement.
2. Removal & Disposal
Damaged flooring materials are removed carefully to minimize damage to adjacent intact sections. Debris is disposed of in accordance with any environmental requirements (especially for asbestos-containing floor tile in pre-1980 homes).
3. Subfloor Preparation
Subfloor is repaired, leveled, and prepared for new flooring. Moisture barriers, crack isolation membranes, and self-leveling compound are applied as needed for the specific flooring product.
4. Installation
Our flooring installers โ trained in hardwood, tile, LVP, laminate, and carpet โ install your selected flooring per manufacturer specifications. For partial replacements, we match existing flooring as closely as possible, sourcing discontinued products when available.
5. Trim & Transition
Baseboards, shoe molding, and transitions between flooring types are installed and finished. New trim is painted or stained to match existing woodwork.
