When Is Asbestos Abatement Needed?
Asbestos abatement is required before any renovation or demolition that will disturb asbestos-containing materials (ACM). In the restoration industry, this is a critical concern: after fire damage, water damage, or storm damage to a pre-1980s building, damaged asbestos materials must be tested and properly handled before restoration work can proceed. Florida DEP and EPA NESHAP regulations govern all asbestos removal, with significant penalties for non-compliance.
1. Testing & Survey
Licensed inspectors collect bulk samples of suspect materials for analysis by an accredited laboratory using polarized light microscopy (PLM) or transmission electron microscopy (TEM). The survey identifies the type, quantity, location, and condition of all ACM in the project area.
2. Abatement Plan & Notification
A written abatement plan details containment, removal procedures, waste handling, and air monitoring requirements. We submit the required 10-day advance notification to the Florida Department of Environmental Protection and the EPA as mandated by NESHAP regulations.
3. Containment
The work area is sealed with polyethylene sheeting, negative air pressure is established using HEPA-filtered air machines, and critical barriers prevent fiber migration to adjacent spaces. Decontamination units with showers are established for worker transition between the contaminated and clean zones.
4. Removal
Trained, licensed abatement workers remove asbestos materials using wet methods to minimize fiber release. Materials are double-bagged in labeled, leak-tight containers and transported to an approved landfill by licensed waste haulers. All work follows EPA, OSHA, and Florida DEP requirements.
5. Air Monitoring & Clearance
Third-party air monitoring is conducted throughout the abatement and upon completion. Phase contrast microscopy (PCM) or TEM analysis confirms that airborne fiber counts are below the clearance level (0.01 fibers/cc) before containment is removed and the area is returned to normal use.

While having a new air conditioning unit installed in our condo, the technician accidentally set off the fire sprinkler head above the air handler unit in the closet. This caused massive flooding in our condo as well as the two units below us. Wrightway was notified immediately by our management company, wrightway activated an emergency response and they were on site within 40 minutes of the incident taking place. Upon their arrival, they began the clean up immediately with six employees and some managers on site. They began to extract water from our condo within 1 hour of the incident and began the process of drying out and mold mitigation of our condo and the two below us with high tech drying equipment. They responded for the next five days to check the drying out process in our condo as well as the two condos below us to make sure the process was working. After five days the drying equipment was removed and we were ready for the rebuild. The day of the incident, Wrightway removed every baseboard from the wall, cut out wet carpet padding and removed all appliances to expedite the drying process. Wrightway completed the rebuild and restoration of our condo in five days. The work and workmanship by the Wrightway employees was outstanding. The communication with Wrightway management team was excellent, they explained every part of the process and what was going to happen next which kept our anxiety level under control during this very trying time. During the five day rebuild the Wrightway employees arrived on time and were very pleasant and polite. They were all extremely accommodating to our needs during this very difficult time.
