Older housing stock in this area often sits at or below current base flood elevation requirements. Many homes here sustained 3-6 feet of interior flooding during Hurricane Ian.
Saltwater Canal Properties
Higher surge risk due to direct Gulf access through shorter, more direct canal paths. These canals provide a highway for storm surge to travel deep into the city. Properties on saltwater canals in the southern and western portions of the city face the highest surge risk outside of the Yacht Club area.
Freshwater Canal Properties
More vulnerable to rain flooding than surge, but still at risk when downstream outflow is blocked by elevated water levels in the Caloosahatchee. The freshwater canal system in north and northeast Cape Coral drains toward the river β when the river is elevated by surge, the freshwater canals cannot discharge, and water backs up into neighborhoods.
Non-Canal Properties
Cape Coral’s high water table (2-4 feet below surface in many areas) means heavy rain saturates soil quickly, eliminating the ground’s ability to absorb additional rainfall and causing surface flooding even without canal frontage. Poor drainage, clogged swales, and inadequate stormwater infrastructure in some newer developments compound this problem.
