Restoration vs. Reconstruction: Two Distinct Phases
After property damage, you’ll hear two terms used constantly: restoration (also called mitigation) and reconstruction. Understanding the difference helps you navigate the process, set expectations, and communicate with your insurance company.
Restoration (Mitigation)
Restoration is the emergency phase that prevents further damage and saves existing materials:
- Water extraction and structural drying
- Emergency board-up and tarping
- Smoke and soot cleaning
- Mold containment and remediation
- Contents packout and cleaning
Reconstruction
Reconstruction replaces what couldn’t be saved and restores the property to pre-loss condition:
- Drywall, framing, and structural repair
- Flooring replacement (tile, hardwood, carpet, LVP)
- Cabinet and countertop installation
- Painting, trim, and finish work
- Plumbing, electrical, and HVAC repair
