Attic Insulation Removal & Replacement in Southwest Florida

Attic insulation is the single biggest reservoir for everything that goes wrong in an attic — bat guano, rodent urine, raccoon latrines, roof-leak water saturation, smoke from a fire, soot residue, and storm-blown debris all soak into batt or blown-in insulation and stay there. Once contaminated, insulation cannot be cleaned in place — it has to be removed and replaced. WrightWay Emergency Services performs attic insulation removal and code-spec replacement across Sarasota, Bradenton, Fort Myers, Naples, and the surrounding communities, integrated with our biohazard, water-damage, fire-restoration, and reconstruction services.

When Insulation Replacement Is Required

  • Wildlife contamination — bat guano, raccoon latrines, rodent urine and droppings (see bat guano removal and raccoon cleanup)
  • Roof leak water damage — saturated insulation loses R-value permanently and supports mold growth within 48 hours
  • Fire and smoke damage — soot embeds in fibers and cannot be removed; odor persists indefinitely without replacement
  • Storm and hurricane damage — wind-driven rain, debris contamination, and roof failure
  • Mold growth — discovered during home inspection, sale prep, or remediation
  • Sale or insurance inspection failures — wet, settled, or contaminated insulation flagged on inspection reports

Blown-In Insulation Removal

Sealed insulation-removal vacuums staged outside the home pull blown-in cellulose or fiberglass through hose paths protected with plastic sheeting. The vacuum bag is sealed and removed for disposal. This avoids tracking material through living space and keeps airborne particulate out of the breathing zone.

Batt Insulation Removal

Batt sections are cut, bagged in segments, and removed through controlled exit pathways. Where contamination is heavy, segments are double-bagged and treated as regulated waste.

Spray Foam Removal

Where existing closed-cell or open-cell foam is contaminated, mechanical scraping and grinding remove the foam down to the substrate. This is labor-intensive but unavoidable when foam has absorbed contamination.

Air Sealing Before Reinstall

Before new insulation goes in, WrightWay air-seals attic-floor penetrations — recessed lights, plumbing chases, electrical boxes, ductwork seams — using fire-rated caulk and foam where appropriate. This step is routinely skipped in fast-pace reinsulation and is the single biggest energy-efficiency upgrade most attics ever get.

New Insulation Options

  • Blown-in fiberglass — fast install, excellent settled R-value, common SW Florida choice
  • Blown-in cellulose — boric-acid-treated, naturally pest-resistant
  • Batt fiberglass — for accessible spaces where controlled placement is preferred
  • Closed-cell spray foam — premium option, sealed-attic conversion, high R-value per inch
  • Open-cell spray foam — sealed-attic conversion at lower cost than closed-cell

Florida R-Value Standards

Florida Building Code typically calls for R-30 to R-38 for attics in our zone — usually 10–14 inches of blown-in product. Sealed-attic spray foam designs target equivalent or better thermal performance with different installation specs. We install to current code regardless of what was originally there, and we provide written R-value documentation for energy-rebate or insurance purposes.

Insurance & Cost

Insulation replacement is often part of a covered loss when contamination or damage results from a covered peril (storm, fire, sudden water-pipe failure). WrightWay is the restoration contractor — we provide Xactimate-formatted documentation so you and your adjuster can evaluate coverage. We do not handle or negotiate the claim. For non-covered scopes, we provide written estimates with clear product and square-footage line items.

Service Area

SW Florida coverage from our Nokomis headquarters — Sarasota, Bradenton, Venice, North Port, Lakewood Ranch, Punta Gorda, Englewood, Fort Myers, Cape Coral, Estero, Bonita Springs, Naples, Marco Island, and surrounding communities.

Yes, and this is one of WrightWay’s greatest advantages. We manage the entire process from emergency mitigation through final reconstruction under one company, which eliminates the delays, miscommunication, and finger-pointing that often occur when homeowners hire separate contractors for each phase. Our seamless approach saves time, reduces stress, and ensures consistent quality from start to finish.

Mitigation refers to the immediate emergency actions taken to stop further damage, such as water extraction, board-up, and structural drying. Restoration, or reconstruction, is the process of repairing and rebuilding the property back to its pre-loss condition, including drywall replacement, painting, flooring installation, and cabinetry. WrightWay handles both phases so your property is returned to the way it looked and felt before the damage occurred.

We make every effort to match your existing materials, including flooring, paint colors, cabinetry styles, countertops, and trim profiles. WrightWay’s reconstruction team sources materials from a wide network of suppliers and uses color-matching technology to achieve the closest possible match. When an exact match is not available, we present comparable options and work with you to select a finish you are happy with.

Reconstruction timelines depend on the scope of damage, material availability, and permit requirements. Minor repairs may be completed in one to two weeks, while full-scale reconstruction of heavily damaged properties can take several months. WrightWay provides a detailed project schedule during the planning phase and assigns a dedicated project manager to keep the job on track and keep you informed of progress.

Yes. WrightWay Emergency Services is a Florida Certified Building Contractor (CBC1253650), which means we are authorized to perform structural repairs, electrical work, plumbing, roofing, and all other aspects of property reconstruction in full compliance with state and local building codes. Our licensed status also means that all reconstruction work is permitted and inspected, giving you peace of mind that repairs are done correctly and to code.

Yes. WrightWay manages the entire permitting and inspection process on your behalf. Our team prepares permit applications, coordinates with local building departments in Manatee, Sarasota, Charlotte, Lee, and Collier counties, and schedules all required inspections. Handling permits and code compliance is included as part of our reconstruction service so you do not have to navigate the bureaucratic process on your own.
