When damage hits, refinishing or board-level repair is often a much better outcome than full replacement, both for cost and for keeping the original character of the home. Repair vs. Refinish vs. Replace

  • Refinish — finish is worn, scratched, or sun-faded; floor is structurally sound; sand-and-refinish restores the original look
  • Board-level repair — selective board replacement where damage is localized (water event, dent, deep scratch); blended into surrounding field via sand-and-refinish
  • Partial-room replacement — significant water damage to one zone; we lift and replace boards in that zone, then sand-and-refinish the whole room for visual continuity
  • Full replacement — engineered floors with delaminated wear layer, severe cupping that won’t sand flat, or extensive water damage

Solid vs. Engineered Hardwood

Solid hardwood can typically be sanded 4–6 times over its life, depending on the wear-layer thickness and previous refinishes. Engineered hardwood depends on the wear layer — thick wear layers (3mm+) can be sanded once or twice; thin wear layers can’t be sanded at all and have to be replaced. WrightWay measures and inspects before recommending — we don’t promise a sand-and-refinish on a floor that can’t take it.

Water Damage Considerations

Cupped or buckled hardwood after a water event is a special case. Once the source is stopped and the structure is dried (see structural drying), some floors return to flat naturally over weeks of drying — a good outcome that lets us sand-and-refinish. Other floors don’t recover and need board replacement. The decision is made after drying is complete, not before.

For water events, source corrected and floor dried to dry standard before any refinishing decisions.

3. Board Replacement (if needed)

Damaged boards lifted and replaced with matched material.

4. Sand

Multi-grit sanding to a smooth, level substrate. Edge work and corners by hand.

5. Stain & Finish

Custom stain match (or original water/oil-based finish). Finish coats — typically two or three — with light sand between.

6. Cure & Move-In

Cure time per finish spec; furniture and rugs back after recommended period.

Insurance

Hardwood damage from a covered loss is typically part of the broader claim. Wear-and-tear refinishing is typically excluded. WrightWay is the restoration contractor — we provide Xactimate-formatted documentation showing scope, repair-vs-replace recommendation, and post-drying assessment so you and your adjuster can evaluate coverage. We do not handle or negotiate the claim.
