Orangetree is a census-designated place of approximately 5,896 residents located in northeast Collier County along the Oil Well Road (CR 858) corridor. Once dominated by citrus groves and cattle ranches — hence the name — Orangetree has transformed into a growing residential community as Naples’s development pushes inland and eastward. Hurricane Wilma in 2005 crossed the Everglades from the west and struck eastern Collier County with damaging winds that caught inland residents off guard. Beyond hurricanes, Orangetree’s summer thunderstorm season produces intense rainfall that can pool in the low-lying areas between newer subdivisions where drainage infrastructure is still being completed.

Newer Construction and Emerging Challenges

Orangetree’s predominantly newer housing stock — stucco-over-frame and concrete block construction built to post-2002 Florida Building Code standards — offers good wind resistance but is still vulnerable to water damage from multiple sources. Wind-driven rain during storms can penetrate through damaged roof tiles, compromised window seals, and cracks in stucco exteriors, saturating wall cavities and promoting mold growth. Modern HVAC systems with clogged condensate lines, appliance failures, and plumbing connection leaks are common causes of interior water damage that require professional structural drying to prevent secondary damage. The Oil Well Road corridor’s commercial properties face similar risks, and the area’s ongoing construction activity means new homes can experience water intrusion from incomplete waterproofing and construction defects.
