Pinellas County Restoration Services
Florida's most densely populated county — surrounded by water on three sides with extreme hurricane exposure.
Pinellas County occupies a narrow peninsula bordered by Tampa Bay to the east, Old Tampa Bay to the north, and the Gulf of Mexico to the west : making it one of the most water-surrounded and storm-surge-vulnerable counties in the entire United States. With water on three sides and a chain of barrier islands including Clearwater Beach, Treasure Island, and St. Pete Beach running along its western coast, there is virtually no part of Pinellas County that is far from flood risk. The county is also the most densely populated in Florida, packing nearly one million residents into just 280 square miles of land, which means any major storm event affects an enormous number of properties simultaneously.
Extreme Storm Surge Vulnerability
Hurricane modeling consistently ranks Pinellas County as one of the most storm-surge-vulnerable areas in the United States. A direct hit from a major hurricane tracking north through the Gulf could push storm surge of 15 feet or more into Tampa Bay, inundating coastal neighborhoods from Shore Acres in St. Petersburg to the Clearwater bayfront and flooding the barrier islands under several feet of Gulf water. Hurricane Irma in 2017 drove significant storm surge into Pinellas County’s bayfront neighborhoods, and the near-miss of Hurricane Ian in 2022 : which was originally forecast to make a direct Tampa Bay landfall : served as a stark reminder of the catastrophic potential the county faces. Even without a direct hit, Ian’s outer bands pushed water into Shore Acres, Gulfport, and other low-lying St. Petersburg neighborhoods. The barrier islands experience regular tidal flooding during king tides and tropical weather, and each tropical storm season brings evacuations and property damage across the chain from Clearwater Beach to Pass-a-Grille.
Aging Housing Stock and Infrastructure
Beyond storms, Pinellas County’s older housing stock and aging infrastructure create persistent risks for plumbing failures, roof leaks, and mold growth. Many of the county’s residential neighborhoods were built during the 1950s through 1970s construction boom, with galvanized steel and polybutylene plumbing, flat or low-slope roofs, and building practices that did not anticipate today’s hurricane standards. These older homes are susceptible to hidden water damage from slow leaks, deteriorating roof membranes, and the settling and cracking that allows moisture to enter wall cavities and promote mold colonization. The county’s commercial properties, including the extensive tourism infrastructure along the beach communities, face their own water damage challenges from constant salt air exposure, high-volume plumbing demands, and the wear of heavy occupancy.

Pinellas County Coverage
Pinellas County is densely populated: 280 square miles, 960,000 residents, almost entirely peninsular and surrounded by water on three sides. St. Petersburg, Clearwater, Largo, Dunedin, Tarpon Springs, and the barrier-island communities (St. Pete Beach, Treasure Island, Madeira Beach, Indian Rocks) face hurricane and tropical-storm exposure every year.
The Helene + Milton Double-Hit
Hurricane Helene (September 26, 2024) pushed catastrophic storm surge into the Pinellas barrier islands and coastal St. Petersburg. Madeira Beach, Treasure Island, St. Pete Beach, and Pass-a-Grille saw 5-8 feet of Gulf water in homes that had never flooded before. Two weeks later Hurricane Milton (October 9, 2024) added wind damage and a second surge event to properties already gutted from Helene.
The combined Helene+Milton damage made Pinellas County the highest-claim-volume county in Florida for the 2024 season. We have been working Pinellas calls continuously since.
Pinellas-Specific Loss Patterns
- Barrier-island slab homes from the 1950s-1970s with no elevation, no flood vents, and gypsum walls that had to be cut to 4 feet for proper drying.
- St. Petersburg historic district homes with original-construction plaster and lath. Aggressive drying without damaging finishes requires specialty equipment.
- Tarpon Springs and Sponge Docks: working waterfront properties with mixed commercial and residential uses.
- Clearwater Beach condos with high-rise drying complications and HOA permitting delays.
- Downtown St. Pete condos: stack floods and supply-line failures that cascade through multiple units.

We had the best experience with Wrightway! We had a flooding incident from our AC system that seeped into the walls and under the laminate flooring. They were prompt, professional and did a great job drying out and cleaning up everything for us! We also had them do the repairs and we were 100% impressed with their work! Everyone we came in contact with in the office and into our home were respectful and knowledgeable. They worked with us on a great price! We can't say enough about a great experience during a stressful time! A special shout out to Alicia who was great to work with! Thank you all so much!
Verify on Google →Richie Correa with Wright Way was fantastic. He was punctual, efficient and educated me through the whole process of cleaning and sanitizing our air vents. Answered all my questions and was honest and knowledgeable with over 25 years experience. Highly recommend!
Verify on Google →Had a great experience with Wrightway. 3 weeks ago my townhouse had major water intrusion, wet drywall, and water everywhere. The HOA called them at 3pm and by 5pm the crew was onsite with dryers and tearing out the wet drywall. The techs wore shoe covers, were very professional, and made sure to cover and drape unexposed areas. Fernando the project lead called me every other day to keep me updated on the dry out and remediation. The had infrared moisture meters and some pretty high tech stuff. Fernando coordinated with the exterior work to fix the leak, and the interior drywall replacement. I have heard horror stories about remediation companies ripping people off, but this is absolutely not the case with Wrightway. They turned a horrible situation into nothing more than a mild inconvenience. 5 stars for everyone I came in contact with. Great job
