  • Window and door seals: Aging caulk and weatherstripping around windows, sliding glass doors, and exterior doors allow water intrusion during heavy rain — especially when accompanied by wind
  • Foundation and slab cracks: Hydrostatic pressure from saturated soil forces water through hairline cracks in foundations, garage slabs, and lanai floors
  • Poor drainage and grading: Soil that slopes toward the house, clogged gutters, or overwhelmed French drains create ponding water that migrates into wall cavities and under flooring
  • Stucco and siding failures: Cracks in stucco — extremely common in Florida homes — act as channels for rain to reach the moisture barrier and sheathing behind it
  • AC condensation: Florida’s HVAC systems run almost continuously during summer. Clogged condensate drain lines, rusted drain pans, and frozen evaporator coils cause overflow that damages ceilings, walls, and flooring

Warning Signs of Rainy Season Water Intrusion

Do not wait for visible flooding to suspect water damage. Watch for these early indicators:

  • Musty odors that appear or worsen during rainstorms
  • Water stains on ceilings or walls — especially yellow or brown rings that grow after each rain event
  • Damp or soft drywall near windows, baseboards, or exterior walls
  • Mold or mildew growth around window frames, in closets on exterior walls, or near bathroom exhaust fans
  • Bubbling or peeling paint on interior walls
  • Standing water in the garage after rainstorms
  • Puddles near the foundation that do not drain within a few hours

Preventing Rainy Season Water Damage

Proactive preparation before rainy season starts can prevent thousands of dollars in damage. We recommend this checklist every April or May:

Roof and Exterior

  • Schedule a professional roof inspection — replace missing shingles, repair flashing, reseal penetrations
  • Clean gutters and downspouts. Extend downspouts at least four feet from the foundation
  • Inspect stucco for cracks and repair with elastomeric sealant
  • Reseal windows and doors with quality exterior caulk
  • Verify landscape grading slopes away from the house on all sides

Interior and HVAC

  • Have your AC system serviced — clear condensate drain lines, inspect the drain pan, check the evaporator coil
  • Install a float switch on your AC condensate line to shut off the system before overflow occurs
  • Check under sinks and around water heaters for signs of slow leaks
  • Test your sump pump if you have one — pour water into the pit to confirm it activates
  • Keep indoor humidity below 60% using your AC and dehumidifiers in enclosed areas

Drainage and Flood Protection

  • Clear storm drains and swales on your property
  • Consider installing a French drain if you have recurring pooling near the foundation
  • Store valuables and important documents at least 12 inches above floor level in garages and ground-floor storage
  • Review your insurance policy — standard homeowners insurance does NOT cover flood damage from external water sources. You may need a separate flood policy through the NFIP or a private insurer

What to Do When Rainy Season Water Gets Into Your Home

If water has entered your home during a storm, take these steps:

  1. Ensure safety first. Do not enter standing water if it may be in contact with electrical outlets or appliances. Turn off power at the breaker if you can do so safely.
  2. Stop the source if possible. If the leak is coming from a plumbing issue triggered by the storm, shut off the water supply. If it is roof or window intrusion, place buckets and towels to contain the water.

  • Rain through a neglected roof: May be denied if the insurer determines the roof was in pre-existing poor condition
  • Flooding from ground water: NOT covered by standard homeowners insurance. Requires separate flood insurance
  • AC condensate overflow: Usually covered as sudden and accidental damage
  • Hurricane wind-driven rain: Covered under windstorm/hurricane coverage, but subject to your hurricane deductible (typically 2-10% of your insured value)
