- Clean gutters and downspouts. Extend downspouts at least four feet from the foundation
- Inspect stucco for cracks and repair with elastomeric sealant
- Reseal windows and doors with quality exterior caulk
- Verify landscape grading slopes away from the house on all sides
Interior and HVAC
- Have your AC system serviced — clear condensate drain lines, inspect the drain pan, check the evaporator coil
- Install a float switch on your AC condensate line to shut off the system before overflow occurs
- Check under sinks and around water heaters for signs of slow leaks
- Test your sump pump if you have one — pour water into the pit to confirm it activates
- Keep indoor humidity below 60% using your AC and dehumidifiers in enclosed areas
Drainage and Flood Protection
- Clear storm drains and swales on your property
- Consider installing a French drain if you have recurring pooling near the foundation
- Store valuables and important documents at least 12 inches above floor level in garages and ground-floor storage
- Review your insurance policy — standard homeowners insurance does NOT cover flood damage from external water sources. You may need a separate flood policy through the NFIP or a private insurer
What to Do When Rainy Season Water Gets Into Your Home

- Ensure safety first. Do not enter standing water if it may be in contact with electrical outlets or appliances. Turn off power at the breaker if you can do so safely.
- Stop the source if possible. If the leak is coming from a plumbing issue triggered by the storm, shut off the water supply. If it is roof or window intrusion, place buckets and towels to contain the water.

- Flooding from ground water: NOT covered by standard homeowners insurance. Requires separate flood insurance
- AC condensate overflow: Usually covered as sudden and accidental damage
