- Clean gutters and downspouts monthly — clogged gutters overflow against fascia and foundation
- Flush AC condensate drain lines monthly — pour 1 cup of vinegar through the cleanout or use compressed air
- Inspect roof penetrations — check flashing, vent boots, and skylights for deterioration
- Test your sump pump if you have one — pour water into the pit to verify operation
- Grade soil away from foundation — ground should slope 6 inches over the first 10 feet from the house
- Inspect and replace old supply lines — braided stainless steel replaces rubber hoses for under $15
- Install water leak sensors — near water heater, washing machine, under sinks, and by AC air handler
- Check window and door seals — replace weatherstripping and recaulk as needed
- Trim trees away from the house — branches within 10 feet can damage roofing during storms
- Know your shut-off valves — main water shut-off and individual fixture shut-offs should be labeled and accessible
