The Loss Event

A catastrophic plumbing failure at an Ocala hotel caused top-down flooding that affected four floors and more than 40 guest rooms. A supply line burst on the fourth floor, and water cascaded through ceilings, walls, and flooring on every level below for several hours before the source was isolated.

By the time WrightWay arrived, standing water measured two to three inches deep on multiple floors, and moisture readings behind walls were pegged at saturation. The property was forced to shut down entirely, with every affected room pulled from inventory at a cost of thousands of dollars per night in lost revenue.

The WrightWay Response

WrightWay responded with a full-scale commercial drying operation within four hours of the initial call. The equipment package was sized to the loss:

  • 68 commercial air moversSized to the affected square footage
  • 14 desiccant dehumidifiersFor high-volume moisture removal
  • Negative-air systemAcross all four floors to control airflow and prevent cross-contamination
  • 200+ moisture-mapping checkpointsDocumented daily by IICRC-certified technicians using pin and pinless meters

Structural dry-out took nine days to reach target moisture levels, verified by a third-party inspector before reconstruction began.

The Rebuild

Once the structure was verified dry, our reconstruction team demolished every water-damaged material, drywall, flooring, cabinetry, trim, fixtures, then rebuilt every affected unit to brand standard:

  • Drywall, texture, and paintReplaced throughout every affected unit
  • FlooringNew LVP and carpet installed across all 40+ rooms
  • Bathroom fixturesNew vanities, fixtures, and lighting in every guest bathroom
  • Trim and millworkNew baseboards and door casings throughout

Each of the 40+ rooms was returned to rent-ready condition. The full project, mitigation through reconstruction, was completed in under 60 days, allowing the hotel to resume full operations weeks ahead of the owner’s initial expectations.

By the Numbers

  • Affected areaFour floors, 40+ guest rooms, public corridors and stairs
  • Equipment deployed68 air movers, 14 desiccant dehumidifiers, negative-air system
  • Mitigation duration9 days to verified-dry
  • ReconstructionComplete rebuild of all 40+ rooms to brand-standard
  • Total durationUnder 60 days mitigation through final walkthrough

The Outcome

The hotel reopened ahead of schedule and recovered its revenue stream weeks earlier than projected. Full Xactimate documentation supported a clean insurance settlement, and the carrier had a complete photo and moisture-log audit trail for the entire mitigation phase. The owner received one contractor, one scope, and one final walkthrough.

Why It Matters

Hotel losses live and die on speed. Every day of downtime is revenue gone, contractual exposure with reservation systems, and brand-standard pressure from the franchisor. Multi-floor hotel restoration requires equipment quantities and crew sizes most contractors cannot field on short notice. WrightWay can, and the Ocala project is the kind of work this business is built for.
